In the 12.1.0 Update my audio tracks unsync, when I activate the essential audio panel ...

Same. I used Essential Audio to improve my dialogues. In preview, what I heard was delay of audio. Then I positioned the dialogue to match with video. But, after exported the sequence. The audio wasn't in place again. It didn't match the same as I heard in preview.
The audio waves is in correct position. Only the audio preview isn't. So, the solution is not to trust what you heard. Sync the waves by following your mouth.
The bug seems to be long time. Adobe is still ignoring or seems like never used this feature.

The same thing happens to me, and it's not just the Essential Audio panel. It's certain audio effects--like the 10 band EQ. Not only that, the applying and removal of certain audio effects in a certain order will change when the audio starts playing on the timeline by 3-4 frames.
Even when removing all audio effects, depending on what effect was removed last, will change when you hear a certain sound on the timeline.
It's incredibly frustrating.

I am seeing exactly the same. The visual representation of the audio is in the correct position, but the actual sound is delayed by most of a second.
Audiowaves look okay but sound terrible ...
